Acquisitions Manager

Role Overview:

The Acquisition Manager has a key role in identifying, analyzing, and securing profitable real estate deals for the company. This position focuses on deal analysis, lead generation for pre-foreclosures and auction properties, and social media management related to acquisitions. Collaboration with the marketing and operations teams is essential to ensure seamless integration and execution of tasks.

Key Responsibilities:

  

1.   Cold Calling

  • Encode leads generated from legalnews.com and other sources into the Vulcan7 app. 
  • Utilize the Lead Sherpa app to comply with the Telephone Consumer Protection Act (TCPA) and other regulations policing lead generation and skip tracing. 
  • Reach out to property owners, brokers, and potential leads to identify investment opportunities and build relationships.


2.  Deal Analysis   

  • Conduct in-depth analysis of potential deals, focusing on Single-Family, Multi-Family, and Mixed-Use properties.
  • Evaluate property values, projected returns, and overall investment potential, ensuring alignment with company portfolio goals.
  • Research and review comparable market data, repair/renovation estimates, and exit strategies to make informed investment decisions.
  • Present findings to senior management with a clear summary of risks, potential gains, and recommended course of action. 


3.   Social Media Management (Acquisitions-Focused)  

  • Develop and execute social media strategies in collaboration with the Marketing team, focusing on platforms relevant to real estate acquisitions and investment.
  • Engage in online communities and real estate groups to build relationships, promote the company’s brand, and create acquisition opportunities.
  • Monitor performance metrics to refine strategy and content, aligning with acquisition goals and expanding the company’s digital presence.
  • Create content that educates, engages, and appeals to potential sellers, brokers, and property owners. 


4.  Manage property sales internally and/or in coordination with real estate agents as indicated by Leadership.   

  • Collaborate with leadership to define sales strategies and objectives for property acquisitions.
  • Analyze market trends and competitor activities to inform sales tactics.
  • Coordinate property showings and open houses with agents to maximize exposure.
  • Oversee the entire sales process, from initial listing to final closing, ensuring adherence to timelines and procedures.
  • Prepare and review sales contracts, ensuring compliance with legal and regulatory standards. 


5.  Lead Generation for Real Estate (Pre-Foreclosures and Auctions) 

  • Proactively join groups and networks focused on real estate opportunities, pre-foreclosures, auctions, and distressed properties.
  • Build and nurture relationships with homeowners, brokers, sellers, and other stakeholders to generate quality leads.
  • Implement outbound and inbound lead generation strategies through cold calling, email, social media, and direct outreach.
  • Track, manage, and update leads in CRM, ensuring all contact and follow-up activities are logged accurately.
